Grand Paris: anticipating value

The analytical approach. Located in Hauts de Montreuil (93), this bright dual-aspect 2-room apartment had intrinsic qualities (antique parquet, small co-ownership, elevator). But the key diagnostic element was urban: the planned arrival of metro line 11. The challenge was to upgrade the works and deliver a property adapted to a neighborhood gaining attractiveness, thus securing added value driven by urban development.

The magic trick. We highlighted the "1950s" soul by restoring the parquet, but the real value lever was modifying the plan. By repartitioning, we transformed this 2-room into a 3-room, the extra bedroom changing the rental target: it can accommodate a small family or flatshare, improving yield and tenant stability.

We acted as trusted third party to coordinate interventions: a general contractor for restructuring (bathroom, partitions, electricity, painting), a specialized company for window replacement, and in-house kitchen realization to optimize value for money.
